Applying for a permit – Single Family Dwellings

BUILDING PERMIT APPLICATION REQUIREMENTS FOR SINGLE FAMILY DWELLING
  1. Two complete sets of blueprints drawn to scale, are required at the time of application. In the case of a log or Pana-Abode homes, both sets of blueprints must be certified by a professional engineer and letters of assurance submitted. The drawings submitted must contain the following:
    1. Site Plan indicating;
      • The civic address and full legal description of the property
      • The location and name of the street(s) abutting the site
      • The north point (northern direction)
      • The contours and grade of the property
      • The proposed and existing elevations at the corner points of the property and dwelling
      • The location and dimensions of any right-of-ways/easements registered against the title
      • The location and distances of the proposed building from all property lines and watercourses (creeks, lakes, ditches, etc.)
      • The width, location and grade of the proposed and/or existing driveways
    2. Foundation and Floor Plan
    3. Exterior Elevations (exterior view of the building).
    4. Sections and details indicating the construction – including size, spacing and species of framing materials.
    5. Details of the rainscreen wall assembly
  2. Roof truss layout complete with point loads. If any of the point loads are 5000 lbs. or more, structural engineering will be required, and Schedule B’s from a professional engineer must be submitted.
  3. Sealed document from Homeowner’s Protection Office. This form and additional information are available from the Homeowner’s Protection Office, PO Box 11132 Royal Centre, Vancouver, BC, V6E 3P3, phone 1-800-407-7757, www.hpo.bc.ca
  4. Proof of ownership of the property to be presented in the form of a copy of the Title dated not more that 30 days, along with copies of any pertinent documents listed on the title (restrictive covenants, easements, right-of-ways, etc.). This is available through the Land Title Office, phone number 604-660-8141. There are private firms available (listed in the yellow pages under “Title Service”) who can obtain a copy for you. We can also do a title search for you at a minimal additional charge to be added to your building permit fee. Interim Agreement/Sales Agreement is required if the sale has completed recently or is due to complete in the near future. If the sale has not completed, a letter of permission from the vendor is required along with a copy of the Interim Agreement/Sales Agreement.
  5. An Owners Undertaking is also required. This form is available at the Inspection Services Department and supplied at the time of application.
  6. Should a person other than the owner wish to make application for the building permit, i.e. contractor, agent, etc., they are required to complete an agent appointment form supplied by the Inspection Services Department, signed by the owner(s), permitting them to act as the agent. We will also accept a copy of the contract between the contractor and the owner, provided that stipulation is included.
  7. A non-refundable deposit of $200.00 will be required at the time of application for residential dwelling permits, a $50.00-$100.00 deposit for accessory building permits. This money will be applied to the building permit fee provided the permit is issued within 60 days of the applicant being notified that the permit is ready for issuance.
  8. Where municipal sewer is not available a Record of Sewerage for a sewage disposal system from the Ministry of Health is required. The sewage disposal system must be designed by a qualified professional. The Health Office is located at #207-2776 Bourquin Crescent W. Abbotsford, B.C. V2S 6A4 phone 604-870-7900.
  9. Where Municipal water is not available, written confirmation that an adequate supply of potable water is available on site. The potable water confirmation form is available at the Inspection Services Department.
