Recently, Mission is showing an upward trend when it comes to Building Permit Values.  The growth has primarily been led by the residential construction sector.  In fact, residential building permits have risen more than $10 million over the past 7 years.  The challenge facing Mission is balancing residential growth with commercial and industrial growth.

Cedar Valley

The Cedar Valley area is another expanding urban development area.  This approximate 1,000 acre area, located to the immediate north of the existing urban area, has recently been serviced with sanitary sewer and has the potential to accommodate an estimated 10,000 new residents over the next 20 plus years.  There is also zoning for about 100,000 sqft of neighborhood commercial for businesses ventures

Solterra Development

The Solterra Development Corp. is a Delta, B.C. based firm that has recently completed an industrial subdivision approval process for an approximate 39.8 acre site. The property is located adjacent to the Fraser River, to the west of downtown Mission. The Silver Creek Industrial Business Park, with frontage to both the Lougheed Highway and CP Rail, provides for 20 individual parcels ranging in area size from .76 acres to 4 acres plus.

The Industrial Business Park Zone that is applicable to the site allows for a wide range of business uses including manufacturing, assembling, service, marine and some forms of retail.

From a municipal perspective, the Solterra lands represent a significant opportunity to expand the number of local employment opportunities, and to act as a catalyst for further business park development on adjacent area properties.

Zajac Ranch

In the summer of 2003, the Zajac Foundation purchased the former Stave Lake Correctional Facility located near the northern boundary of the District of Mission.  Scheduled to open in July 2004, the Zajac Ranch will provide children with life-threatening illness an opportunity to experience a summer adventure at no charge.

The 38-acre, $10 million development will include a conference centre, dormitories, equestrian activities, a climbing wall, swimming pool and other outdoor recreation activities.  The facility will also be available for companies in search of private retreats and conferences.

Silverdale Urban Residential Area

The Silverdale Urban Residential area represents a 1435 acre portion of the larger, approximate 3400 acre designated Urban Reserve area of Mission. The subject hillside area of is located north of the Lougheed Highway, and to the west of the existing urban core. To move forward with potential urban development within the Silverdale Urban Residential area, Neighbourhood Plans must be prepared and approved by District of Mission Council through and amendment to the municipality’s Official Community Plan.

Future Projects

Waterfront

One of the largest opportunities for Mission is the re-development of the waterfront.  Mission is one of the only locations left in the Lower Mainland that has developable waterfront land.  The location would be ideal for mixed use facilities such as Hotel and Condominium  Development, with a professional office space and retail mix.  However, there are still challenges in going forward as the majority of the land is within the flood plain.  Click here for more information on the Mission Waterfront.

Commuter Rail AreaWest Coast Express has had a significant impact on Mission.  The commuter train has allowed residents to enjoy the lifestyle in Mission, while still being able to commute to Vancouver.  The Mission Station has excellent potential for redevelopment activity.  Located in the south eastern corner of the District of Mission, the potential for commercial and residential activity is enormous.

Building Permits

Total Building Permit Values in Mission fluctuated considerably over the past 7 years ranging from $21 Million to $34 Million. The largest contributor to the total Building Permits has been in Residential Construction reaching $63 Million in 2004.  Indications for 2007 show that residential construction is on the rise and Mission will see some of the highest housing starts in the past 15 years.

Business Licenses

Business License activity in Mission has remained steady over the past 4 years averaging over 1500 licensed businesses.  In 2006 there were 1556 licensed business in Mission.  The breakdown of licenses are as follows:

1) Home Based:   525
2) Residents:       600
3) Non Residents: 431

Mission has fluctuated in the amount of yearly incorporations with a peak of 137 incorporations in 2006.
